Fieldstone Way is located on a 12-acre parcel of land off Great Plain Avenue in Wellesley. When we first learned of this development opportunity we were intrigued with its potential, as it abuts conservation land and yet it is within walking distance of the Town’s Center. In 2018, after an extensive permitting process requiring both Town and State endorsement, we were granted a Comprehensive Permit to move forward with our vision to create a close-knit walkable development, offering a diversity of housing options.
The great pleasure of designing Fieldstone Way came from the opportunity to knit together a set of spaces and features suggestive of a community many times its size. The final product reflects just that. The master plan incorporates three small neighborhoods featuring a varied product mix of two- and three-bedroom townhomes in 20 duplex buildings and 4 single level detached Carriage house units. Each of these neighborhoods offers distinctive architecture with simple detailing, welcoming front porches, private outdoor spaces, and well-appointed Streetscapes.
Despite the density of the development, the master plan achieves an uncluttered look that serves to maximize the visual impact of several key focal points designed to promote a sense of community. A common entry road winds to either side of the Village Green. In this spot we took extraordinary measures to relocate and re-build a small fieldstone cottage that was original to the property. We further enhanced it with a pergola and patio, wooden benches, and trees to provide a comfortable setting for our residents to relax and socialize.
To the rear of the property a section of the common road was used to incorporate the traditional European concept of a boulevard, distinguished with specialty paving, commanding granite benches and street trees.
Natural open spaces, a meandering footpath through a meadow connecting to the Wellesley Trail network and a pocket children’s play area complete Fieldstone Ways’ master design. From the creativity of the home designs and integrity of the construction to the overall site plan, Fieldstone Way reflects our teams’ shared vision for a “cutting edge” community that will serve the test of time.
